摘要
随着生产力的发展,生产要素和人口向城市聚集就会形成城市化。城市化是社会发展的必然过程,城市现代化、城市数量增多、城市人口集中、城市规模扩大是它城市化的具体表现。虽然我国的城市化水平稳步提高,但是由于我国是全世界最大的发展中国家和最多人口的国家,所以我国的城市化进程必然会推动全球的经济迅猛发展,同时我国的国民经济水平也将不断提高。与此同时,我们需要认清城市化进程中引发的住房紧缺、城镇人口过快增长、公共基础设施薄弱等一系列问题。随着城市化进程稳步实施,我国的国民经济不断增长,同时房地产业也得到了很好的发展。现阶段如何做到趋利避害,对城市化与房地产业的发展关系研究有着重要的意义。
本文从房地产业和城市化的基本理论着手,在我国现阶段快速发展的城市化背景下,采用了定性定量分析法、演绎归纳法、系统分析比较法,分析了城市化与房地产业之间的相互影响关系,总结出城市化的发展有效的带动了房地产业的发展,房地产业的发展有力的推进了城市化进程,然后对徐州市的城市化与房地产业的发展关系进行实证分析。

Abstract
