论城市化进程与我国城市房地产发展研究
摘要
伴随着社会的发展,城市化已经成为世界乃至中国未来发展的一种趋势。城市,作为人类生活的场所,它是人类发展到一定历史阶段所必然的产物。尽管城市有兴有衰,但是伴随着人类前进的脚步,城市的规模、结构和功能都得到不断的发展。在城市化进程中,中国面临着前所未有的困难与机遇,如何在城市化进程中快速有效的发展成为了我国百姓和政府高度关注的一个方面。
本论文以城市化进程中我国房地产行业的发展变化作为切入点,以小见大,从一个行业的发展与城市化进程之间的联系来观察中国城市化发展的成果,总结观察我国千年来城市化进程的步伐和策略,以及现今中国对城市化建设的认识。并特意借鉴观察美国、韩国、日本、新加坡等相对发达高效的国家对于城市化发展和城市房地产行业的治理与对策。
论文研究了我国城市化发展的进程以及在这进程中人口流动和人口结构变化的分析,从而了解房价的变化和房地产的需求之间的关系。洞悉国家对住房政策和经济政策宽松或从紧的变化分析与房地产行业发展的内在联系。国家对房地产行业发展的经济政策列举与分析。并罗列了户籍管理制度、土地资源利用等给我国城市化进程和房地产发展所带来的影响。在论文中提到我国城市化进程中,基础设施的建设和城市副中心的发展方向。在厦门考察的过程中,发现厦门旅游房地产行业发展是依托周边自然人文旅游景点而建。为中国城市化进程中提供了一种新的社会生活方式。在借鉴国外成功案例的同时,着重研究国内城市化进程中房地产的发展方向,分别分析了在楼市低迷时期国家政府的楼市调控政策和在楼市过热时期,国家所出台的相关控制政策。相对全面和客观的解析了中国房地产发展的周期性状况,对未来房地产行业走向进行了自己的预测。
在论文的结尾处对2011年新的国家房地产政策进行了分析,对2011年之后我国城市化进程与我国城市房地产发展的展望,得出未来房地产行业发展将趋于理性稳定发展的结论。
