摘要
房地产业已被确立为我国国民经济的支柱产业,是未来中国经济增长的动力之一。随着住房的市场化改革,我国的房地产业得到了快速的发展,居民拥有商品房的人数不断增长,人均居住面积不断提高,居民住房条件得到了明显的改善。但是,在房地产业高速发展的同时,住房市场价格却出现了上涨过快的问题,这必然给社会健康发展和人们日常生活带来一系列问题。因此,从理论上系统梳理房地产市场失衡的现象与成因,探析住宅产业价格调控机理,为政府对房地产
市场进行调控提供可操作性的建议,以促进房地产市场的健康有序发展便具有重要的理论和实践意义。
在社会转型大背景下发育与发展的中国房地产市场,绝非简单地表现为房价格上涨过快或过高的问题,也并非仅限于房地产这一局部市场中存在的问题,而是广泛涉及政府、城镇居民、农民、房地产开发商和银行等群体的切身利益的系统性问题,是事关社会机体如何良性运行的全局性问题。因此,本文以商品房价格上涨的社会因素分析为切入点,围绕房地产市场的运行机制而展开,以期了解房地产价格形成机理,并对今后中国商品房价格的若干发展趋势做出探讨。

Abstract
The real estate industry has been established as a pillar industry of China's national economy and China's economic growth in the future of one of the driving forces. With the housing market-oriented reforms, China's real estate industry has been rapid development, residents have a growing number of real estate, Per-capita living space also continuously improve, residents of housing conditions has been improved significantly. But in a time of rapid growth in real estate, there was an issue of the housing market prices rose too fast. This is bound to bring a series of issues to the healthy development of society and people's daily life. So there are an important theoretical and practical significance about systematically sort out the phenomenon and causes of the real estate in theory, discussion the housing industry price control mechanism, for the government to regulate the real estate market to provide operational mendations and promote sound and orderly development of the real estate market.
