摘要与告白:本文通过分析中国房地产经纪业信息共享现状,针对我国房地产经纪业信息共享化水平低、基础数据获取难、房屋交易成本高等问题,指出加强行业协会建设,发挥协会示范引导作用,尽快建立国内房地产经纪信息MLS系统的重要性。并以提高房屋交易效率为出发点,结合对北美地区MLS系统的研究,提出了建立国内房地产经纪信息MLS系统的思路及技术路线,达到规范行业发展,逐步与国际接轨的目的。

Study on the system of Multiple Listing Service of real estate in China
——based on the study on the system of Multiple Listing Service in north America

Abstract: Through the analysis on current situation of information sharing of real estate broking in China and problems , such as low level of real estate information sharing, difficulties of getting basic real estate data, high cost of transaction etc., this paper emphasizes the significance of strengthening real estate broking guild, taking the demonstration and leading effect into play, and founding the system of Multiple Listing Service in China. Aimed at improving the efficiency of real estate transaction, and based on the study about Multiple Listing Service in north America, the paper renders the idea and technical method to set up the system of Multiple Listing Service in China to standardize the development of real estate broking, bine the real estate broking of China with world.

一、房地产经纪信息MLS系统

MLS的含义是多重上市服务体系,是英文Multiple Listing Service的缩写。房地产经纪信息MLS系统则是以会员联盟的形式,将房地产开发商、代理商、经纪公司所拥有的代售信息集合在一起,基于互联网而建立起来的房源信息数据库。根据系统规则任何一个会员,都可以销售其他会员的房产,信息共享,收益分成,形成联合销售,从而降低交易成本,提高工作效率。
房地产经纪信息MLS系统(以下简称为MLS系统)是美国上世纪二、三十年代市场经济孕育的产物,随着计算机技术的发展,如今已涵盖了95%的美国房地产交易。该系统不仅是一种销售模式,更是先进的房地产流通管理系统,它是房地产经纪人实现销售的有效工具,其本质在于实现了信息共享和佣金共享。MLS系统很好地解决了不动产商品的不可移动性、交易复杂性、不及时性、融资性和客户分
