对于以房地产项目为导向的发展商来说,房地产项目管理的水平很大程度决
定着企业的经济效益和可持续经营。在新的经济背景下,房地产项目数量和种类
的增多给企业的项目管理水平带来巨大挑战,如何在有限的资源能力下,保证越
好的项目应该先满足资源需求,如何保证实施那些与企业战略目标相一致的房地
产项目,从而实现发展商的项目组合价值最大化成为十分迫切的课题。基于以上
几点,作者提出房地产项目组合管理理论。
论文第一章介绍了房地产项目组合管理理论提出的背景、研究内容、研究思
路、研究目的及意义。
第二章介绍了房地产项目组合管理的基本理论:项目管理、项目组合管理、
房地产项目组合管理的定义、基本特征及涵内理解、目标等基本理论。
第三章详细阐述了房地产项目组合管理的项目组合前期准备以及项目组合评
价决策内容。
第四章项目组合管理的实施及控制过程。
第五章介绍了房地产组合知识管理的概述,提出了二维知识管理模型。
第六章提出实施房地产项目组合管理理论的建议及本文研究后得出结论和研
究展望。

英文摘要
ABSTRACT
For the project-oriented real estate developers, the level of the real estate project
management determines the economic efficiency of enterprises and sustainable
operations to a large extent. In the new economic context, the numbers and types of real
estate projects’increasing has brought enormous challenges to the level of the enterprise
project management, within the limited resource capacity, how to ensure the better the
project should first meet the resource requirements, how to ensure the implementation
of real estate projects which consistent with the objectives of business strategy, in order
to achieve the maximizing project portfolio value of developer ing a very
pressing issue. Based on the above points, the authors make the real estate portfolio
management theory.
The first chapter introduces the theory of portfolio management of real estate background, the
content, ideas, purpose and significance of research.
The second chapter introduces the basic theory of real estate portfolio management: the
definition of real estate portfolio management, the basic characteristics and context in understanding
the basic theory of goal.
The third chapter detailed the real estate Project portfolio preparation, and Project portfolio
evaluation and decision content.
The fourth chapter detailed implementation of portfolio management and control process.
