论文摘要
房地产开发过程是与资金筹集和运作密切相关的,房地产项目开发过程中,对资金的需求大量、集中,企业能否成功融资关系到房地产项目能否顺利进行甚至影响到企业的生存发展。房地产Np的健康运行对国民经济的发展有着重要的作用,而有效地解决房地产业的融资问题是促进其健康发展的重要条件。
本文以绿城中国为案例,研究了中国房地产业所处的金融环境,探讨了中国房地产企业可选用的融资工具及融资方式,分析了中国房地产企业在不同的生命周期可以选择的融资组合和融资方式。
论文在第一章对本文的研究背景、相关理论、研究方法和文章的基本结构进行了介绍;在第二、三章中,对企业融资理论、企业生命周期理论及中国房地产企业融资现状进行了分析;第四章至第六章中,研究了目前国内房地产企业中具有代表性的企业——绿城集团在企业生命周期的不同发展阶段的融资方式选择,并对绿城未来可以采取的策略及其对房地产企业融资的启示进行了分析。最后,在第七章中,总结了中国房地产企业进行融资必须注意的问题。

ABSTRACT
Real Estate Development is a process closely related to funding and capital the real estate development process,the demand for capital is large and ess of corporate finance related to real estate project can proceed smoothly and even the survival and development of real estate estate is one of pillar industries of China,it plays an important role to the healthy development of the national effective solution to the financing problem of the industry is an important condition of healthy development of the industry.
The first chapter of foreword introduced the study background,research methods anization structure of this second and the third chapter discussed essential financing theories and made a brief introduction,analysis of the financial situation of real
estate enterprises in theory in the second chapter is the theoretical basis
for this article,the financing situation of the domestic real panies in the third chapter is the realistic premise of this fourth chapter discussed the current major
financing of real estate enterprises一一bank loan financing,issuing shares,issuing corporate bonds and real estate trust,and studied the use of various financing conditions,costs,risks.
