摘要
房地产项目是一个具有高风险性的投资活动,房地产项目具有周期长、资金量大、
涉及环节多、影响因素多等特点;尤其现阶段,国家对房地产项目实施了限制性的调
控政策,银行也加强了对开发商贷款的控制,所有这一切都导致了房地产项目的高风
险性,盲目的投资势必影响项目的最终收益。在房地产项目的风险管理中,涉及影响
风险变化的因素和环节众多,因此要全面、科学地进行风险管理,识别好项目的风险
因素,做好风险因素的分析,评估好项目的风险,提出项目风险的解决手段和措施,
帮助企业管理层充分了解项目风险程度,过程中做好风险的监督与管控。
目前,国内的房地产项目风险管理方面还比较薄弱,主要原因是房地产行业一直
都处于暴利和供不应求的状态,房地产商很少认识到房地产处于高危险阶段,尤其是
中央企业,其资金获取更加容易,更缺乏房地产项目的风险管理。因此,房地产企业
要充分认识房地产项目风险管理的重要性,必须充分认识、评估,最大限度地把握与
防范风险。
本文通过研究项目各阶段中可能出现的风险影响因素,结合A公司亦庄房地产项
目案例的研究对象,对房地产项目的各阶段风险进行系统研究和论述,详细进行了 A
公司房地产项目的风险进行了识别和分析,同时提出较为实用的项目风险管理应对和
监控措施,对项目未来风险控制提供帮助。

Abstract
Real estate project investment is a high risk investment, real estate investment has long
period, large amount of investment, regional strong, and is involved in many aspects;
especially at the present stage, the state of the real estate project implemented restrictive
policies, bank loans to developers have also strengthened the control, all the all leads to the
high risk of real estate investment. Especially in real estate project investment
decision-making phase of the risk management, various elements are fuzzy, uncertainty,
