深沪交易所房地产上市公司投资价值分析

摘要
随中国房地产业的近十年的蓬勃发展,房地产业现已成为国民经济的支柱产
业。房地产上市公司的发展和房地产业的蓬勃发展密切相关。随着国家对房地产
公司上市的逐步开放,房地产上市会给房地产板块注入新的活力,激活了房地产
股票的股性,为投资者带来了的投资机会,也带来了投资风险,本文力求科学客
观的投资价值分析,为投资者的提供理性的参考。
本文结合主成分分析法和熵权法的理论,结合房地产业和深沪房地产上市公
司的特点,依据上市公司财务报告指标,对房地产上市公司进行了研究。
论文首先对研究的背景和意义进行了阐述,进而明确研究的主要内容和研究
的思路。
紧接着,论文明确了我国房地产、上市公司的现状和特点,并对投资价值的
主要研究方法和上市公司投资价值分析理论进行了分析。
其次,论文结合房地产业现金流要求高、资产负债率大、投资规模大、投资
回收期长和投资风险大等特点,依据上市公司年度财务报告指标及其对企业价值
分析的意义,构建了反映房地产上市公司投资价值的投资价值评价指标构架。
昀后,论文分析主成分分析法和熵权法的优缺点和适应性,基于这两种数理
统计的方法进行价值分析。主成分分析法对主要指标因子进行分析,并在主因素
分析的基础上,利用熵权法的客观确定权重的特点上对主要成分进行综合分析,
从而得出房地产上市公司投资的个股的排名;并通过对三十家深沪交易所的房地
产上市公司投资价值进行了综合分析实证检验,得出了三十家公司的投资价值的
综合排序。

Abstract
With China's real estate industry of vigorous development for nearly 10 years, real
estate has e a pillar industry of the national economy. Development of real
panies listed on the booming are closely related to Real estate. As the
national real panies listed on the gradual opening up, real estate listing for a
plate of real estate development, has brought the investors for investment
opportunities and investment risks. This article makes efforts through scientific and
