合肥市商业地产发展现状及对策研究.pdf

摘要
商业地产作为现代化城市的重要载体，在我国是刚刚发展的新型产业。近年
来城市化配套的商业需求以及国家对房地产的打压，使得商业地产在我国迅速发
展起来。
合肥作为安徽省的省会城市，近几年随着其经济的高速发展，合肥市商业地
产也迎来了前所未有的发展契机，并呈现出快速发展的趋势，越来越多的商业综
合体项目涌现出来；2006 年，国购广场的开业拉开了合肥市购物中心发展的帷
幕，而 2010 年万达广场的强势入驻更是预示着合肥商业业态正式由传统百货向
购物中心业态转变，购物中心将成为未来合肥市商业业态的主导，同时也掀起了
合肥市商业地产的开发热潮。
本文重点对合肥市商业地产市场的发展现状进行了细致的剖析，首先笔者通
过阅读大量国内外文献资料，以商业地产的相关概念和商业地产市场的分析方法
作为本文的理论支撑，对合肥市四大行政区划以及政务新区的商业地产发展现状
作重点分析，同时对合肥市目前重点商圈的商业现状也加以研究，并对合肥市商
业地产各种代表性业态的发展情况进行剖析；其次结合合肥市宏观经济和相关政
策、文化因素、市场供求等因素，系统地阐述了合肥市商业地产迅速发展的原因，
并找出其中所遇到的问题，提出了相应的解决对策，最后从未来商业业态的转变、
发展格局等角度对合肥市商业地产发展趋势进行预测分析，希望能为相关部门提
供借鉴。

Abstract
As the important carrier of modern city commercial real estate in our country is
just in the development of new industries. In recent years the urbanization of form a
complete set of business requirements as well as the national crackdown on real estate,
commercial real estate has been developed rapidly in our country.
The capital city of HeFei. in AnHui province, with the high-speed development
of its economy in recent years, HeFei commercial real estate also ushered in the
unprecedented development opportunity, and present a trend of rapid development,
more and more commercial complex projects emerge; Guo Gou plaza opening in
2006, countries opened for the shopping center development in hefei, and the strength
of the Wan Da square in 2010 heralded the He Fei formal business state from the
traditional department store to shopping center formats, shopping center in HeFei will
be the future commercial forms the dominant, but also raised a hot wave of
commercial real estate development in HeFei.
