我国房地产企业多元化融资模式探讨
——以万科为例
摘 要
作为我国金融行业发展中的重要组成部分,我国房地产业的发展好坏可谓是极 为重要。而对于房地产而言,是否能够具备充足的开发资金则是决定是否能够顺利 发展的重要因素。因此,众多房地产企业为了解决资金不足的问题,往往会选择通 过融资等方式以寻求资金支持,避免出现资金链断裂的情况。因此,本文试图从房 地产融资模式出发,结合前辈学者对这一融资模式的研究情况,分析探讨我国房地 产企业所采用的融资模式以及融资现状,进而结合万科地产的融资现状以对分析房 地产企业融资所存在的种种问题。在此基础上,总结归纳多元化融资对于推动万科 地产的重要作用,并进而提出如果要进一步推动房地产企业的快速发展,则企业应 该采取多元化融资模式,不断开拓融资渠道以保证资金的充裕性。

Abstract

Therefore, this article attempts to start from the real estate financing model, and combines previous scholars* research on this financing model, analyzes and discusses the financing model and financing status adopted by real estate companies in China, and then combines the financing status of Vanke Real Estate to analyze the financing of real estate companies. There are various problems. On this basis, summarizing and summarizing the important role of diversified financing to promote Vanke Real Estate, and further proposes that if it is necessary to further promote the rapid development of real estate companies, enterprises should adopt a diversified financing model and continue to explore financing channels to ensure the adequacy of funds..
