有关问题的通知(听证稿)
各有关单位:
根据国家发展改革委员会、建设部《物业服务收费管理办法》及广东省物价局、广东省建设厅《关于贯彻实施国家发展改革委、建设部<物业服务收费管理办法>的通知》的精神，为规范我市物业管理服务收费，现就有关问题通知如下：
一、我市住宅物业(不含别墅小区)实行政府指导价，由业主与物业管理单位根据政府价格主管部门公布的指导标准（见附件）在物业服务合同中约定收费标准。
非住宅物业及别墅小区实行市场调节价，由业主与物业管理单位在物业服务合同中约定收费标准。
本通知公布执行前，各类物业已经价格主管部门审核收费标准的，在业主委员成立前，可仍按价格主管部门审核的标准执行；业主委员会成立后，按物业管理单位与业主委员会约定的收费标准报业主大会批准后执行。
二、物业建设单位应当在销售物业之前制定的临时业主公约中约定前期物
