摘要
自2010年以来,中国房地产市场一直受国家宏观政策调控的影响,特别是眼下的2011年召开的十二五规划中,中央政府明确表示要遏制房地产市场过热的现象。在过去的几年中我国房地产高速成长,并一直保持为国民经济支柱产业。房地产开发在这一新的情况下若要求得继续长久平稳地发展,须进行科学改进,不要盲目追求暴利收入。房地产开发行业本身具备高投入、高回报、高风险这三大特点,因此投资须谨慎。企业在开发房地产都时候因为行业的特殊性质需要在前期做大量的分析,其中包括市场调查、市场研究及分析、项目建设开发计划、项目财务分析、项目风险及不确定性分析。这需要大量的理论支持和实践经验,因此成为行业内的热门问题。
本文在参考大量文献和相关资料的前提下,依据科学的分析方法和理论分析广汉市新丰镇汇嘉住宅小区这一房地产开发项目,并通过综合的分析最后得出可行性分析结论。
