基于因子分析的房地产上市公司盈利能力评价
摘要
随着经济和信息技术的不断发展,贸易往来、商业活动中产生了大量的数据,而如何从中提取有用的信息已成为现今商家的迫切需求,因此,催生了数据挖掘这一技术。本文所采用的因子分析是数据挖掘技术的一种,它是对所搜集的数据降维处理,找出问题的关键点,是对数据进行更深入地分析与应用。盈利能力是企业获取利润的能力,是衡量上市公司业绩的基本指标。而房地产业是进行房产、地产开发和经营的基础建设行业,是不动产。现在,房地产行业的不断升温和它在国民经济中处于越来越重要的地位,说明了对房地产上市公司的盈利能力评价是非常有意义的。,得出相关结果,期望为决策者提供科学的决策依据,进一步提高公司的业绩,而且也给与房地产相关的人士提供了更多的参考。

With the increasing development of economy and information technology, trade and business activities produced large amounts of data data, and how to extract useful information already has e the urgent needs of businesses, therefore, that gave birth to the technology about the data mining. the factor analysis is a kind of data mining technology this paper used by. it is used to dimension reduction processing the collected data and find out the key point, a more in-depth analysis of data and is the enterprise profit ability, it is the basic indicators of measure performa- nce of panies. And the real estate industry is the foundation construction industry in real estate, real estate development and management, is the real estate. Now, The real estate industry's increase and it plays more and more important role in the national economy, It is si gnificant to the real estate of panies the profitability of the paper using the factor analysis to thirty real estate enterprise use software, to get the relevant to offer scientific decision-making basis for policy makers, to further improve the performance of pany, and also to offer more reference to real estate related people.
