摘要
城市的形成和发展与交通系统的发展密切相关,新的交通工具和交通系统的发
展是推动城市变化和发展的动力之一。国内外城市发展历程表明交通方式的改变必
然引起城市空间格局的变革。目前,轨道交通作为解决城市交通问题的重要途径在
我国掀起了大规模的建设热潮。原有的城市空间格局不能适应新的城市交通需求,
必然带来新一轮的城市更新。
经验表明,轨道交通建设与城市土地利用、空间发展之间存在着一定的规律性。
轨道交通给城市发展带来了机遇和一系列的联动效应,为地区城市更新提供了时机
和强大的推动力。因此,在这个发展阶段探索如何促进城市空间更新与轨道交通协
调发展具有十分重要的意义。本文针对轨道交通建设与地区城市更新的相互作用机
制,重点研究轨道交通建设作为地区城市更新的重要外部力量,为城市更新活动提
出了新的要求,按照土地价值的规律优化城市空间开发、土地利用,组织地区有机
更新,有效的完成地区功能提升,创造出新的空间形态。
目前关于轨道交通与城市保护和更新相结合的研究相对较少,本文在我国轨道
交通建设快速发展的背景下,吸收国内外学者相关研究成果,从研究轨道交通与城
市发展的相互作用机理出发,分析了轨道交通与城市更新的关系,探讨了轨道交通
建设引导下城市更新的特点和作用机制,并建立系统的城市空间指标,用以评价城
市更新的目标和策略。提出具有典型意义的几种更新方式以及规划策略,并对实践
中可能遇到的问题加以分析,试图探索出具有指导意义的城市更新的模式。

Abstract
As we know, the formation and development of city is closely related to the
development of urban transport syetem. And the development of new means of transport
and traffic systems is one of the important engine to promote changing for
history of urban development at home and abroad has shown that beacause of the changes
in modes of transportation ,there will definitely couse the change of urban spatial pattern.
At present, the rail transit as an important solution to reduce urban traffic problems has
launched a massive building boom in our country. The original urban space pattern can not
adapt to the need of the new urban transportation, will inevitably bring about a new round
of urban renewal.
Experience has shown that there is certain regularity between rail transit construction
and urban land use and space development. The construction of rail transport can bring
opportunities and have a series of linkage effects to the city that lead a stronge impetus to
regional urban renewal. Therefore, it is of great significance to study how to promote
coordinated development for urban space renewal and the rail transport at this stage. Th
