养老地产开发和经营中的信托融资问题研究

摘要：养老信托是信托的一个子类，是种事务性信托。信托可以利用结构性融资工具、设立养老产 业投资基金，以债权和股权相结合的方式解决养老地产开发经营企业的融资问题。未来债权可以进 行资产证券化，这为养老地产相关企业的结构性融资提供了工具。我国应鼓励并发挥信托在养老地 产开发和经营融资的积极作用，促进我国养老产业的发展。

Research on Trust Financing in the Development and Operation of Pension Real Estate

Abstract : Pension trust is one kind of transactional trust. Trust can finance for pension real estate with structured financing and pension industry funds in the form of debt, equity or the combination of both. Future creditor can be securitized as a form of asset, which provides the tool for the structured financing of related pension real estate enterprises. Our county should encourage and give play to the role of trust in pension real estate financing, thus promoting the development of pension industry in China.
