　　要分析房价虚高的成因，我们有必要先了解一下房地产价格的构成情况和影响因素。房价主要由土地费用、建安成本、财务成本、销售成本、管理费用、相关税费等部分构成。虚高的房价就是不真实、不理性的房价，是由合理房价加炒作房价构成。
