房地产企业投资管理研究——以a集团公司为例.docx

摘要
近年来,随着我国经济的持续增长,房地产业保持着快速的增长势头,已经成为国民经济的支柱产业。企业要不断向前发展,就需要不断地进行投资。投资是我国房地产企业发展的必要手段。如何把资金投放于效益好的项目上去,对房地产企业未来的生存和发展至关重要。然而,目前我国房地产企业的投资具有明显的盲目性、投机性,同时投资过程中缺乏必要和完善的科学决策和有效监管,从而导致了企业资产负债率高、资金使用分散、管理混乱等局面,严重影响了房地产企业的可持续发展。面对激烈的市场竞争,房地产企业要实现长远的发展,就必须提高投资管理水平,实现持续、健康、快速发展,完善房地产企业的投资管理业务是当务之急。
基于上述考虑,本文运用系统分析方法、定性分析和定量分析相结合的方法、案例分析法等方法,对我国房地产企业的投资管理进行研究。首先阐明论文的研究背景和研究意义,总结国内外相关的企业投资理论,并说明研究内容和研究方法、创新点和不足。接着,运用波特竞争五力模型,从潜在进入者的威胁、现有企业间的竞争、替代品威胁、购买者的议价能力、供应商的议价能力等五个方面,对我国的房地产行业进行了分析。第三,指出我国房地产企业投资现状,包括房地产企业投资的意义、分类、特点和风险,并且分析房地产企业投资中存在的问题及其原因。第四,分析 A 集团公司投资管理案例。最后,在以上分析的基础上,有针对性地提出 A 集团公司投资的发展对策和建议。

Abstract
In recent years, with the steady growth of our economy, the real estate industry has maintained a rapid growth momentum and has e the pillar industry of the national economy. If pany wants to development, it needs to invest continuously. Investment is necessary means in the development of real estate enterprises in our country. How to invest the money in the social benefits of good project, to have high economic benefit and to cultivate the petitiveness of enterprises, are very important to the survival and development of real estate enterprises in the future. However, at present our country real estate enterprise's investment business has obvious blindness and speculative. And Investment process lacks necessary and perfect scientific decision-making and effective regulation. All these have led to the enterprise high asset-liability ratio, spread money use and management confusion and seriously affected the sustainable development of real estate enterprises. In the face of fierce petition, in order to achieve long-term development, we must improve the level of investment management.
