摘要
近几年来,随着我国城市大都市化的发展趋势,城市的中心区由以前的唯一
性转变成由多个中心区域组成,即城市中心区由单中心向多中心发展,而城市综
合体是实现该转变的重要组成部分。在该背景下研究城市综合体项目的前期策划
具有实际意义。 
本文在城市综合体前期策划的理论研究的基础上,详细阐述了城市综合体市
场定位的相关理论,主要包括市场定位的内涵、市场细分、目标市场的选择、产
品差异化策略以及价格定位的方法。并进一步进行如下研究。 
首先,采用层次分析法确定六大评价指标(经济、政策、区位、交通、聚集和
市场)的权重,然后结合项目的区域环境,建立基于可拓学的群体模糊评估法,对
综合体的五种功能定位模型(均衡发展型、商业主导型、办公主导型、酒店主导
型和居住主导型)进行评定,并将两者的结果进行一致性合成,得出城市综合体
功能定位方案模式的评价值。再次,对城市综合体项目投资决策阶段的风险因素
进行分析研究,建立投资风险可拓识别层次模型,运用可拓评判方法,对风险度
量、评价,构建风险评判模型。采用二元比较法,通过专家组的打分,确定每一
层风险的权重,最后运用可拓递阶综合法逐步判定项目各层风险以及整个项目风
险级别。
论文以银川市华城国际广场为例,进行系统的前期策划研究,包括目标客户、
产品独特性、方案选择及各层物业属性定位、面积分割、价格定位、功能模式选
择以及风险分析。在产品独特性方面提出了“小户大家”的概念,非常适合于小
型的城市综合体项目。

Abstract
In recent years, the city which owns one central region begins to develop towards
the metropolis that have more than one central region, while the plex is one of
the important way to realize this transformation. In the context, the research on the early
stages of the plex planning is of practical significance.
This paper is on the basis of preliminary planning theory of the plex,
expounding the market positioning theory,which includes the connotation of the market
orientation,market segmentation,the choice of target market, product differentiation
strategies and price position method.
Firstly ,this paper used the analytic hierarchy process to determine the weights of
six evaluation indexes(economic , policy, location, traffic, gathered and market),then
based on the regional environment of the project, evaluating five kinds of function
